The Beyond Project Difference

Phase 1 — Brief and alignment

Understanding the project fully before any design work commences.

Purpose

To establish a clear, shared understanding of your objectives, constraints and commercial drivers, and to define the parameters within which the project will be developed.

Activities

  • Structured briefing workshops and stakeholder interviews to capture business objectives, functional requirements and program drivers
  • Site and services diligence to identify building constraints before they become construction costs
  • Development of the project timeline framework, aligned to your key dates
  • Risk register established and early procurement strategy confirmed
  • Communication and reporting protocols agreed

Outcome

A shared understanding of the project’s commercial and functional parameters, allowing all subsequent design and cost work to proceed on an informed and aligned foundation.

Deliverable: A documented project brief capturing objectives, program framework, initial risk register and agreed communication structure.

Phase 2 — Brief and alignment

Phase 3 — Design development

Refining the approved concept into a fully coordinated design solution.

Purpose

To develop the concept design into a detailed, resolved design that integrates consultant input, confirms buildability and is aligned with the cost plan and program.

Activities

  • Architectural design development including 3D modelling, key elevations and joinery design
  • Finishes, furniture and fittings selection and coordination
  • Services engineering design development and coordination with the architectural set
  • Trade site inspections and early design collaboration with key subcontractors
  • Procurement schedule issued, identifying long lead time items requiring early order
  • Revised cost estimate issued and reviewed against the developed design

Outcome

A fully developed and commercially validated design, with long lead items identified and a procurement strategy in place, ready to proceed to documentation without redesign.

Deliverable: An approved look, feel and finishes package, coordinated with services engineering, forming the basis for construction documentation.

Phase 4 — Documentation, procurement and contract

Translating the developed design into a complete set of construction documents and a fixed contract sum.

Purpose

To produce a fully detailed and coordinated set of architectural and engineering documents, manage the authority approval process and establish a fixed cost and program for inclusion in the construction contract.

Activities

  • Full architectural documentation including plans, elevations, schedules and specifications
  • Coordination of architectural and engineering drawing sets across all disciplines
  • Management of the authority approval process, including CDC or DA pathway as required
  • Progressive cost planning aligned to documentation, with final lump sum pricing
  • Placement of early orders on long lead time items to protect the construction program
  • Preparation and execution of the construction contract

Outcome

A construction-ready project with no outstanding design decisions, no cost uncertainty and a program that reflects real construction durations. The transition into construction is structured, not reactive.

Deliverable: A fully executed construction contract, incorporating a complete set of coordinated documents, a fixed lump sum cost plan and a detailed construction program. Nothing outstanding.

Phase 5 — Construction

Senior-led delivery with full accountability for quality, program and stakeholder experience.

Purpose

To execute the construction works in full accordance with the contract documents, maintaining quality, program and business continuity throughout.

Activities

  • Letting of all trade contracts and subcontractor agreements
  • Site establishment in accordance with WHS regulations and building management requirements
  • Weekly progress reporting to the client covering program, quality, budget, safety and information requirements
  • Proactive defect identification and close-out throughout construction, not only at completion
  • Staged and out-of-hours works management where required for live environment delivery
  • Formal practical completion inspection and handover, including operations and maintenance documentation

Outcome

A refined, high-performing environment delivered to program, within the contracted sum, with minimal disruption to your business and a handover process that sets the space up for long-term performance.

Deliverable: A completed, defect-free workplace handed over with full operations and maintenance documentation, as-built drawings and all required authority certificates.

Phase 6 — Post-occupancy and ongoing care

Protecting the quality of the original investment beyond handover.

Purpose

To ensure a smooth transition into the new environment and provide structured ongoing support that maintains the quality and performance of the space over time.

Activities

  • Structured defects liability period management, with proactive follow-up and close-out
  • Warranty management across all trades and suppliers
  • Post-occupancy review to evaluate space performance against the original brief
  • Ongoing small works, modifications and maintenance, managed with the same senior involvement as the original project

Outcome

Long-term confidence that the investment is protected. A workplace that continues to perform as it was designed to, supported by a delivery partner who remains engaged beyond handover.

Deliverable: A completed defects liability process, full warranty documentation and an ongoing care relationship providing a single, trusted point of contact for all future works.
